Cambie Real Estate Update (November 2013)

Detached home sales were substantially up for November 2013 as there were 12 sales compared to 4 sales for the same month last year.  The highest priced home to sell in November was for $2,680,000 (343 W 41st Ave - 53’ X 120’ lot size) and the lowest priced home to sell was for $1,450,000 (22 W 22nd Ave – 33’ X 148.5’ lot size).   All twelve sales were above their 2013 tax assessment values. 

 

Currently there are 38 homes for sale and this is down from last month where there were 51 homes for sale.  The lowest priced home for sale is $948,000 (57 W 41st Ave - 33’ X 112’ lot size) and the highest priced home for sale is $5,000,000 (506 W 27th Ave – 67.5’ X 150’ lot size).  At the end of November, there were two listings that expired as they were unable to sell.
