Cambie Real Estate Update (February 2017)

Detached home sales (3) were really down for February 2017 when compared to the same month last year (18). One home sold above its asking price and the other 2 sold below their asking price. The highest priced sale was $2,735,000 and the lowest priced sale was $1,960,000. Also 2 sales sales were below their 2016 tax assessment values and one was above. In terms of price reductions, there were none during the month and only one listing expired.

Currently there are 28 detached homes for sale and this is up from last month where there were 26 homes for sale. The lowest priced home for sale is listed at $2,188,000 (931 West 18th Ave) and the highest priced home for sale is listed at $5,999,000 (656 West King Edward Ave). The average listing price in the Cambie area is currently $3,488,314 (last month $3,556,800).
